Water rarely shows up where it's escaping. It runs along pipes, joists and screed, and the damp patch you can see might be metres away from the actual leak. Lifting floors and opening walls on a hunch is slow, expensive and often in the wrong place.
We use specialist leak detection equipment to trace the leak to its exact position without damaging your home. Once it's found, you know precisely where to open up — and you have a written record of what we found for your insurer.

Central heating leaks
If your boiler keeps losing pressure and you have to top it up, water is escaping from the heating system somewhere — often from pipework under floors or behind walls. We pressure test the system and trace exactly where. If the fault turns out to be in the boiler itself, see our boiler repair page.
Mains water leaks
A leak on the incoming water supply can run for months unnoticed, showing up only as a higher bill or a meter that never stops turning. We trace leaks on supply pipes inside and outside the property.
Underfloor heating leaks
Underfloor heating pipes are buried in screed, so guessing is not an option. Thermal imaging shows the pipe layout and the leak point, so only a small section of floor needs to come up.
Hidden pipe leaks in walls and ceilings
Damp patches, staining and bubbling plaster usually mean a pipe or fitting leaking out of sight. We find the source rather than chasing the symptom.
Drain camera inspections
Where a drain or waste pipe is the suspect, a camera survey shows cracks, displaced joints and blockages from the inside — no digging needed to diagnose.
How we find leaks without ripping things up
Every leak is different, so we use whichever combination of methods suits the system and the building.
Thermal imaging. A thermal camera shows temperature differences through floors and walls — ideal for hot water and heating pipes, and for mapping underfloor heating.
Acoustic detection. Water escaping under pressure makes a sound. Sensitive ground microphones pick it up and let us home in on the loudest point.
Tracer gas. The pipe is drained and filled with a safe hydrogen and nitrogen mix. The gas escapes at the leak and rises through floors and ground, where a detector picks it up.
Moisture mapping. Moisture meters map how far water has spread, which helps narrow the search and gives your insurer a clear picture of the damage.
Pressure testing. Isolating and testing sections of pipework confirms which part of the system is leaking before we start pinpointing.
Will my insurance cover leak detection?
Many home insurance policies include trace and access cover, which pays for finding the leak and for the work needed to reach it. It's worth checking your policy before you book — or calling your insurer, who will usually tell you what's covered over the phone.
Either way, we give you a written report with the leak location, photos and our findings, so you have the evidence your insurer will ask for.
