What is a gas safety certificate?
A gas safety certificate is the record a Gas Safe registered engineer issues after checking that the gas appliances, flues and pipework in a property are safe to use. Landlords must have one renewed every 12 months. Its proper name is the Landlord Gas Safety Record — most people still call it a CP12.

Your legal duties, in plain English
The rules sit in the Gas Safety (Installation and Use) Regulations 1998, enforced by the Health and Safety Executive. They apply to every gas appliance, flue and pipe you provide for your tenant's use.
The annual check
You must arrange a gas safety check every 12 months, carried out by a Gas Safe registered engineer. It applies even if the only gas appliance in the property is the boiler.
Giving your tenant a copy
Existing tenants must receive a copy of the record within 28 days of the check. New tenants must have it before they move in. Miss this in England and you may not be able to serve a valid Section 21 notice — which can leave you unable to regain possession of your own property.
Keeping records
Hold on to each record for at least two years — in practice, until two further checks have been carried out. That history is what proves your compliance if anyone asks.
Renewing without losing your date
Under Regulation 36A you can have the check done up to two months before your certificate expires and still keep the original expiry date. It works like an MOT: renew early and your annual cycle stays anchored instead of creeping forward each year.
What happens if you don't
Penalties are serious — an unlimited fine and up to six months' imprisonment. It can also invalidate your landlord insurance. This isn't paperwork for the sake of it: an unchecked appliance is how carbon monoxide incidents happen.
Not a landlord? You can still get one
If you own the home you live in, there's no legal requirement to hold a gas safety certificate. Plenty of homeowners get one anyway, and there are three common reasons.
You're selling. Buyers and their solicitors increasingly ask for evidence that the boiler and gas appliances are safe. A current certificate answers the question before it slows your sale down.
You've just bought. You've no idea how the previous owner looked after the boiler. A check tells you what you've actually inherited.
Peace of mind. Gas appliances fail quietly. A check confirms yours are burning correctly and venting safely — particularly worth doing on an older boiler or an open-flued fire.

What does a gas safety certificate cost?
The price depends on three things: how many gas appliances are in the property, where it is, and whether you want a boiler service carried out at the same time.
A one-bedroom flat with a single combi boiler takes less time than a house with a boiler, a gas hob and a gas fire — so it costs less. Booking a check and a service together is usually cheaper than two separate visits, because it's one trip.
